The old adage “you should never judge a book by its cover” has never rung more true than when it comes to purchasing your new home. A home purchase is typically the biggest investment you will ever make, so why take a chance in assuming that there are no hidden defects or damages.

 

We at Customized Pest & Inspection Services, Inc. take pride in the inspections we perform and have only your best interest at heart. From roof top to floor slabs all accessible plumbing, mechanical, electrical, and HVAC (air conditioning and heating systems) are thoroughly tested and checked for proper operation. Roof shingles, roof trusses, roof decking, gutters, vents and attic insulation are all part of our inspection procedures. Plumbing fixtures, valves, water heaters, Irrigation systems and accessible supply lines are all inspected and tested. All appliances are thoroughly tested and operated. The entire heating and Cooling system is tested and ductwork is inspected for possible leaks or damage. All accessible electrical components (receptacles, lights, switches, wiring, and service and sub panels) are inspected for damage or burns. Windows and doors are operated to ensure all are in good working condition and are able to be secured and are able to be opened readily if needed. Swimming pools and Spas are also inspected including the pumping system, pool deck, screen enclosure, drains, lighting and heating equipment. Additionally, we are Licensed to perform WDO (termite) Inspections, Wind Mitigation Reports, and 4-Point Insurance Reports if needed.

Once the inspection has been completed, the inspector will walk you through the home, answer any questions and point out any defects found as well as show you the location of water shut-off valves, breakers, air filters, etc.. That very same day, a thorough and easy to understand report will be sent to you in PDF format and will include: the Body of the report explaining the basics of your new home, the Summary Page explaining any defects and safety concerns and the Photo Page, which may include very few or several photographs.

Once you have read through the report, the inspector will be available to assist you with any questions or concerns you may have and we encoutage our clients to call upon us as much as necessary.
